The Shire of Broome is seeking Expressions of Interest for a commercial operator to design, build and operate a new restaurant/café at Town Beach.

The new restaurant/café will replace the much-loved existing café at Town Beach.

The aim is to provide more indoor and outdoor seating options for breakfast, lunch and dinner all year round and to create a family friendly atmosphere that captures Broome’s relaxed lifestyle.

To help us get the word out, the Shire has engaged the services of a commercial real estate company, CBRE, who will market this rare opportunity Australia wide.

Town Beach Café

The Town Beach Café is ideally located between the Town Beach Foreshore and the Discovery Holiday Park. It is highly valued by the community, and a favourite with locals and tourists while enjoying the nearby waterpark, playground, beach and reserve.

It has been operating successfully for 30 years and established a loyal clientele and reputation. However, the building is ageing and has limited indoor space, which means it cannot be open year-round.

The Café is in a prime beachfront location within the newly developed Town Beach foreshore precinct, whose other attractions include the 150-metre long jetty, the Nine Zeros, Nine Stories memorial artwork, Pioneer Cemetry, manicured lawns and the beautiful blue waters of Roebuck Bay.

Town Beach foreshore also the site of events such as Thursday Night markets, the Staircase to the Moon, Australia Day breakfast and citizenship ceremony and the Shinju Matsuri fireworks.

The Opportunity

The site offers absolute beach frontage.

A lease of 21 years and a renewal option for a further 21 years is being offered.

The design must capitalize on Broome’s alfresco winter climate from May to October and offer an enclosed, air-conditioned venue throughout the shoulder season and into the wet season.

The Process

Stage 1: Expression of Interest: The EOI seeks proposals from interested parties who will be shortlisted to progress to the next stage.

Stage 2: Request for TenderShortlisted respondents will be invited to submit a detailed proposal.

In the meantime

After advertising for expressions of interest for a short-term lease over the existing cafe while the Redevelopment process is being undetaken, The Shire was unable to secure a lesee. To satisfy the demand for food service at Town Beach, the Shire has put another EOI out to Broome's diverse food van community to find operatores that are willing to provide regular food services at the site, with a few for trading to commence in May, 2023.
